Seattle Property Records Dossier

Every public record for one Seattle house, in one PDF.

For buyers doing due diligence, sellers preparing disclosures, or owners before a renovation — the assessor parcel, the tax-roll history the Assessor publishes, every sale with its recording number (and the scanned deed where the Recorder serves one), every permit we can retrieve, tanks and hazards, side-sewer and water cards, and the historical aerials that cover your parcel, each with its source and whether it was retrieved.

Show me the goods

The sample dossier holds 42 records. Every one is named, sourced and dated.

These are not estimates of what we might find — they are counted from the sample PDF on this page, the one you can open and check line by line. Your dossier is built the same way from your own parcel, and what a parcel turns up varies with what the County and City actually hold.

42public records, itemised
12County & City sources checked
11documents attached in full
22pages in the sample dossier

The honest limit: scanned records are attached in full up to 6 scanned pages per source, and the attached set as a whole stays under 3.8 MB so the PDF stays emailable. A longer document keeps its first pages and the remainder is listed in the appendix as “N of M pages embedded” with its public-record URL, so nothing disappears quietly — you can always pull the rest yourself.

Sample pages

How it reads, page by page.

Inside the dossier — three pages from the sample PDF, generated from a real Seattle address. Your copy is built from your own parcel.

Method & sources

Methodology: where every figure comes from.

Every figure follows the same methodology — live public records or a dated constant, marked ★ official or ◇ estimate.

  • King County Assessor — eReal Propertyparcel, land, buildings, tax-roll history, sales, permits, photo and sketch
  • King County Recorder's Officerecorded deed images by recording number
  • King County GIS + Treasury + WA Ecology + WA DNRhistorical aerials, hazard and geology layers, cleanup and UST lists
  • SDCI Permit & Site History + data.seattle.govpermits, microfilm scans, code complaints, rental and STR registration
  • Seattle Public Utilitiesside-sewer cards and the water-service record

Questions, answered

Before you order.

Is this a title report?

No. It is every public record we can pull programmatically, organized and sourced, but it is not a title search, a title insurance commitment, or a legal opinion. It will not find a lien, a claim, or an easement that is not in the public records we query — confirm anything you will rely on with the issuing agency or a title company.

What is included, and what is not?

Included: the assessor parcel and its tax-roll history, zoning and zoning history, every recorded sale with its deed image where retrievable, all modern permits and the historical microfilm scans where SDCI holds them for your address, side-sewer and water cards, tanks and cleanup sites, hazards, and the historical aerials that cover your parcel (the embedded frames are public-domain USDA NAIP; King County's pre-NAIP years are deep-linked, not embedded). Not included: approved architectural plan sets (written request to SDCI), the live tax balance (captcha), and septic records (records request) — those are listed with deep links in the last chapter.

What if a record cannot be fetched?

The dossier never leaves a chapter blank. The final chapter lists every source we could not retrieve, with the deep link, the department to request it from, and the exact record numbers to cite, so you can pull it yourself in minutes.

How long does it take?

Within an hour, usually sooner. The dossier fetches many sources across the County and City, so it takes longer than the other single-question reports, and the PDF is emailed to you when every source has been checked.

Are you an agent? Put your branding on this report Optional

Page 1 is the one-page sheet you print for an open house. Add your details and it goes out on your letterhead: your logo and headshot at the top, your name and number to call, and your business name in the footer of every page.

The records stay sourced to us. The sheet still names who compiled them from published County and City records, and still says that no brokerage or agent prepared or verified them — which is what keeps you clear of a record you did not pull.

Your logo Optional — JPEG or PNG. Printed in black and white, so send a version with dark ink.
Your headshot Optional — JPEG or PNG, printed about an inch square.

What this one does not do

The dossier hands you the record. It does not measure your lot: there is no buildable rectangle, no setback or lot-coverage math, no DADU verdict, and no cost, fee or rent figure in it. If the question is what could I build here, that is the $149 Customized Feasibility Report — measured from your parcel and read by a person before it reaches you. Many people buy this one first and that one later.
