Privacy Policy

In plain English: We collect the minimum we need to sell you a report: your name, email, and property address, plus the public parcel records we pull about that address. We never see your card number — Stripe handles payment. We do not sell your data, and we delete or correct it if you ask. We use a little first-party analytics (no cookies, no advertising trackers) to understand how the site is used.

What we collect

Contact and order details. Your name, email address, optional phone number, property address, and anything you type into the order form.
Parcel records. When you enter an address, we pull that property's public records from City of Seattle and King County sources to build your report.
Payment. Payment is handled by Stripe. We never receive or store your card number — only Stripe's confirmation that you paid.
Email. Transactional emails are sent through Resend, which processes your email address to deliver your report and receipts.
Access codes. We create a private link (an access token) for each report so only you can view it.
Accounts. If you sign in, we keep your email, session, credit balance, and render history.
Partner applications. If you submit the partner form, we keep the name, firm, role, and email you give us.
Property photos. If you use the render feature, the photo of your property you upload is transmitted to our AI/ML provider to generate the illustration.
Analytics. We run first-party analytics that record page views, clicks, and the page you came from. It uses no cookies and no advertising trackers. We store a hashed version of your IP address in the analytics log.
Assistant messages. If you use our free assistant, we retain your messages briefly to operate the tool. The assistant is provided through DeepSeek. Do not include health, financial-account, or other sensitive information in chat or in the order notes; we do not need it to serve you.

Rate limiting and abuse prevention

To prevent abuse of our free guide, assistant, and report-access tools, we keep short-term counts keyed to your IP address. For the guide download and report-access screens these counts are keyed to the IP address itself; for the assistant the IP is salted and hashed. Guide-download counters roll over hourly, and report-access counters every 15 minutes. These counters are used only to enforce limits and are not used to identify or profile you.

Why we collect it and how long we keep it

We collect this information to produce and deliver the product you order, to process payment, and to answer your questions. We keep order and report records for as long as needed to run the business and meet any legal or tax obligations. Analytics events are stored as dated logs and pruned after 180 days. Assistant messages are retained only briefly.

Who processes your data

We share data only with the services we need to operate, each of which processes it on our behalf:

Stripe — payment processing.
Resend — sending email.
Netlify — hosting our site and functions.
AI/ML API and DeepSeek — generating images and assistant answers.

Your rights

You may ask us to access, correct, or delete the personal information we hold about you, and we will act on reasonable requests. Note that some public parcel records are kept by the City and County independently of us.

We do not sell your data

We do not sell, rent, or trade your personal information.

Children

Our site is not directed to children under 13, and we do not knowingly collect personal information from them.
