What it can do
Answers, then a picture.
- Answers from this site's guidesZoning, setbacks, permits, costs, property tax and rents — every answer cited back to the guide it came from.
- Quick-screen a Seattle addressZone, lot size, transit flag, unit allowance, and whether a cottage is likely to fit by lot size.
- Deadline mathThe King County property-tax appeal deadline from your value-notice date, computed in seconds.
- Plan fitWhich of the ten pre-approved plans fit a buildable rectangle, and the HB 1110 unit count.
- Render a plan on your houseSee a pre-approved plan drawn onto your house photo as an AI illustration — 1 credit, sign-in required.
What it will not do
No advice, no hype.
- Legal, tax or investment adviceIt states the rule and who confirms it (SDCI, King County Assessor, a licensed professional) — never a recommendation.
- Non-Seattle questionsIt is fenced to City of Seattle and King County real estate. Anything else is declined politely.
- A permit approvalChat answers are a screen, not a measured determination. The report does the measuring.

Assistant questions, answered
Is the assistant free?
Yes — chat is free, with no sign-in and no credit pass. Up to 25 questions a day per person; past that the assistant asks you to come back tomorrow and points you to the $149 report.
What costs money?
Only the visual turns. Rendering a pre-approved plan on your house, or analysing an uploaded photo, costs 1 credit and needs a sign-in.
What does a credit cost?
Credits come in packs: Starter (3 renders, $9), Homeowner (8 renders, $19), Pro (25 renders, $49). Renders valid for 12 months.
Is the render a real design?
No. It is an AI illustration — approximate, not a design drawing, survey, or permit approval.
Can it analyse a photo I upload?
Yes. Attach a photo and ask (for example) where a cottage would fit, and the assistant measures your address with the engine and renders a plan onto your photo. This costs 1 credit.
