Terms of Service
In plain English: We sell feasibility estimates and information products to help Seattle homeowners decide whether to build a DADU (a backyard cottage). What you receive is an estimate made from public records — not professional advice, not a permit, and not a government decision. The $149 customized report is read over by a real person before it is sent; the six lower-priced reports are produced by software with no human in the loop. If we cannot produce your report, or it contains a data error we cannot fix, we refund you under our Refund Policy. Our total liability is limited to what you paid. This is not legal advice.
Who we are
Seattle DADU Feasibility is a sole proprietorship run by Bob Hall, a retired Seattle builder. Our postal address is 525 S Brighton St, Seattle, WA. You can reach us at any time through our Contact page.
What our products are
We sell information products built from publicly available City of Seattle and King County records:
- Customized Feasibility Report ($149). A property-specific study of your lot — zoning, setbacks, buildable area, trees, critical areas, utilities, and a permit path — measured from public records and reviewed by a person before it is delivered.
- Automated reports ($13.99–$79). Six focused reports — plan fit, tax appeal, rental ROI, middle-housing capacity, tree/critical-area pre-check, and the Seattle Property Records Dossier — generated entirely by software, with no human review before delivery. Most arrive within minutes; the dossier checks many more sources and can take up to an hour.
- Seattle DADU Pro Guide (free). A self-study PDF reference covering Seattle DADU rules and the building process, delivered by email.
All of our products are estimates and information products, not professional services.
What our products are not
- Not professional advice. Our reports are not a land survey, engineering analysis, architectural design, or legal, tax, lending, or investment advice.
- Not a government decision. Our reports are not a determination by the Seattle Department of Construction and Inspections (SDCI) or by King County.
- Rules change. Seattle and Washington zoning, building, and tax rules change. Our figures reflect the records and rules as of the report date.
- Public records can be wrong or stale. We work from public records, which can contain errors or be out of date.
- Easements, covenants, and title are not checked. We do not review recorded easements, private covenants or HOA restrictions, or your property's title.
Permitted use
Our products are for your personal, non-commercial use. You may keep and use the report for your own property decisions, but you may not resell, republish, or redistribute it.
Payment and delivery
Payment is collected by Stripe, our payment processor. We never see or store your card number. After payment, we deliver your report as a PDF by email and give you online access. Automated reports are usually generated and emailed within minutes of payment. The customized report is delivered after a human review, typically within 24 hours.
Refunds
Our refund terms are in the Refund Policy. Because most of our products are delivered electronically the moment payment confirms, refunds after delivery are limited to the specific situations described there: if we cannot produce your report, if the delivered file is blank, unreadable, or missing chapters, or if it contains a material data error we cannot correct, you are entitled to a full refund — request it within 14 days of delivery.
Accuracy and limits of liability
We work carefully from public records, but we cannot promise that every figure is error-free or that it will still be accurate when you act on it. To the fullest extent allowed by law, our total liability to you for any claim relating to a product is limited to the amount you paid for that product. We are not liable for indirect, incidental, or consequential losses.
No guarantees
We do not guarantee that you will obtain a permit, that your project will be approved, that your taxes will go down, that a DADU will rent for any particular amount, or that your property value will increase.
AI-generated illustrations
Some reports include images of a DADU placed on your property. These are generated by artificial intelligence. They are illustrations to help you visualize a possibility — they are not photographs and not construction drawings.
Third-party data and licences
Our reports use imagery and data from third parties, including King County GIS and King County Assessor aerial and property photographs, City of Seattle pre-approved DADU plan images (credited to their designers via the ADUniverse gallery), and Creative Commons photographs from sources such as Wikimedia. Each remains subject to its owner's rights.
Assistant terms
Our on-site assistant is a free tool provided for general information. It may be throttled or rate-limited. Its answers are informational only and are not a substitute for the reports or for professional advice.
Governing law
These terms are governed by the laws of the State of Washington, without regard to conflict-of-law rules. Any dispute will be resolved in the state or federal courts in King County, Washington.
